To get you started, let’s recap the reasons we’ve already cited, starting with the Big One: increasing resident retention. Keeping that occupancy rate high by inspiring seamless lease renewals is the top reason for a gift program, but don’t forget building community, welcoming new community members, thanking residents, increasing referrals, improving review scores, expressing appreciation, celebrating holidays or special events, apologizing for things like maintenance issues, and marking anniversaries or other milestones.
